Property Management

All properties in our portfolio are operated by our property management division. This property management team is dedicated to operating efficiently and maintaining low overhead by limiting administrative costs to our corporate office in Langley, British Columbia. This team is responsible for the ongoing day-to-day management of each property and for ensuring that we achieve the maximum rent for all lease spaces.

Within this arrangement, we have the flexibility of choosing whether or not to work directly with prospective tenants on leases in order to save the cost of a brokerage company. This also allows us to become extremely familiar with each property and to build strong relationships with our tenants. This hands-on approach means we can plan accordingly whether a tenant is looking to downsize or expand their premises.

Since all repair calls are handled by our property management team, we remain current on all issues that may arise, as well as ensuring all related work is performed with a view to adding value to the property.

Although a 5% annual fee based on the gross revenue of a building is charged for this service, there is in fact no cost to our investors since this cost is worked into the tenant leases. We believe strongly that this creates a win-win situation for our investors, as well as the tenants who occupy our properties.
